7-Story Mixed-Use Building Proposed For West College Avenue

Another new mixed-use building could be coming to West College Avenue in Ferguson Township.

A seven-floor, 75-foot tall commercial and residential building with 107 apartments has been proposed for 1004 and 1006 W. College Ave., according to a preliminary land development plan submitted to the township on Monday.

Gwin Dobson & Foreman Engineers submitted the plan on behalf of State College-based developer Highland Holding Group, which could not immediately be reached for comment.

The new building would be located near the intersection of West College Avenue and South Butz Street, a block down from where the six-story student apartment and commercial complex Aspen West End is currently under construction.

It would involve demolition of the former WTAJ and Nittany Property Management buildings but does not include the Far Corners Asian Market property at the corner of West College Avenue and South Osmond Street.

Plans show two levels of underground parking with 159 spaces. It also would have 166 short- and long-term bicycle spaces.

The first-floor plan has 10,810 square feet of commercial space, as well as a 4,706-square-foot arcade and four outdoor seating areas facing College Avenue.

A mix of one-, two- and three-bedroom apartments are planned for the second through seventh floors. The second floor also includes a resident amenity deck with a club room, pool, and two hot tubs.

Exterior materials include limestone, brick, and black and gray prefabricated facade systems.

The plan is currently under review by township staff. It will need to go before Ferguson Township’s Planning Commission and Board of Supervisors before construction could move forward.
